Reports and Updates

Our new MRA Property Manager is Theresa Persihl. Theresa is replacing Sandra Williams.

Owners and rental property managers may contact Theresa via telephone on her direct line 587-393-2227 or using the general MRA office number 403-234-7556. They may also contact her via email at tpersihl@montgomeryross.ca

Renters should continue to contact their landlord first.

Theresa is a Senior Property Manager. She is new to MRA but has many years of experience in the industry. She is located at the Associa office at Suite B, 6010 – 12 ST SE, Calgary, T2H 2X2.

At this time we do not know how long there will be constraints placed on us with respect to social distancing and self isolation. It is possible it may be for many months.

As such we have decided to continue with regular operation and maintenance of the building. We cannot allow ourselves to be in a position where our building deteriorates for an indefinite period. We will only cut back on maintenance in a force majeure situation or a situation where we simply can’t perform. We will cut back or stop activities that are elective.

The amenity areas have been closed. We expect this will give our cleaners more time to work on the heavily traveled areas of the building.

The parkade work (post tension, concrete, and traffic deck) will continue hopefully to completion. Again, unless we are forced to stop due to a force majeure situation. These are very necessary repairs and our driveway is currently closed under a weight restriction. We also have a contract that both parties must honour.

The 5th floor roof/deck repairs will continue hopefully to completion. Again, unless we are forced to stop due to a force majeure situation. We also have a contract that both parties must honour.

We likely will not start any work on renovation of the main floor until the situation has stabilized.

Effective immediately Sandra Williams of Montgomery Ross and Associates will be our Building Manager replacing Christine Perrin.  Sandra can be reached at 403-234-7556 ext 246 or via email at sandra.williams@montgomeryross.ca

Dear Tenant/ Business Owner/ Property Manager

Re:    Cycle Track Network Pilot Project

The Cycle Track Network Pilot Project opened on June 18, 2015 and since that time we have been monitoring and making adjustments to the network where possible. Since opening, a number of stakeholders have raised concerns about the removal of parking on the west end of 8 Avenue, between 8 Street S.W. and 11 Street S.W. The City has reviewed these blocks and found that through modifying the existing design, we can introduce parking stalls on these blocks.

In the revised design, approximately 24 new parking stalls will be added to 8 Avenue between 8 Street S.W. and 11 Street S.W. as follows:

v  Eight stalls on the north side between 11 Street S.W. and 10 Street S.W

v  Seven stalls on the north side between 10 Street S.W. and 9 Street S.W.

v  Nine stalls on the south side between 9 Street S.W. and 8 Street S.W.

We will also be creating a handicap loading zone on the north side between 10 Street S.W. and 9 Street S.W. to allow easier access for clients accessing services on this block.

Additionally, we will be adding parking on the west side of 10 Street S.W. between 8 Avenue S.W. and 9 Avenue S.W. by modifying signage to allow parking along the entire block.

Timeline

Work is planned to begin Sunday, August 30 and is scheduled to be completed by Friday, September 4, weather permitting. Most activities will be completed overnight to minimize impact to traffic and will include some rolling detours. as work is completed on a block by block basis.

During construction the cycle track barriers will be removed to allow for new road markings and new concrete curbs to be installed. People cycling should ride with caution during construction since only temporary signs and road markings may be present. The barriers will be reinstalled once the new curbs and markings are in place.

Thank you in advance for your patience and cooperation while we help build a better Calgary.

Sincerely,

Bo Jiang, P. Eng, PMP, LL.M.
